Everything listed on the villa page is included — daily pool cleaning, housekeeping (for stays of 7 nights or more), optic fiber WiFi, drinking water, coffee and tea, beach and pool towels, and Smart TV on every floor. All taxes and service charges are included. No hidden fees. Breakfast and transfers are optional extras.

Our cancellation policy is strict, matching our Airbnb listing: cancellations are free within 48 hours of booking. After that, cancellations are only accepted in cases of force majeure, assessed case by case. This applies whether you book directly, through Airbnb, or through Booking.com.

For direct bookings, yes — a security deposit of up to 10,000 THB applies. It covers any damages or costs incurred during your stay and is returned in full if the villa is left in good condition. Bookings made through Airbnb or Booking.com are covered by the platform's own protection instead.

Check-in is from 2pm. Check-out is by 11am. Early check-in or late check-out can sometimes be arranged depending on availability — just ask us.

The villa is located at Kantiang Bay, the southern end of Koh Lanta. Most guests fly into Krabi Airport and take a private transfer (around 2 hours). We can arrange a private van transfer — book at least 1 week in advance. A ferry option is also available from Ao Nang or Phi Phi.

Yes, there is space to park a car or motorbike at the villa.

Yes. Villa Siam Lanna (4 bed, up to 8 guests) and Villa Ayutthaya (3 bed, up to 6 guests) sit side by side and can be rented together to accommodate up to 14 guests. Perfect for large families or groups of friends.

Yes. Each villa has its own private saltwater pool — they are not shared.

Yes, both villas are very family-friendly. The pools have a shallow end and we have hosted many families with young children. We can arrange a high chair, cot, or baby equipment on request.

Unfortunately we do not accept pets at this time.

Yes, all bedrooms have air conditioning. Common areas are naturally ventilated and cooled by sea breezes.

Breakfast is optional and not included in the base rate. Our private European chef prepares a spectacular homemade breakfast — including fresh baguettes and croissants — for 300 THB per person. Book via our website at least 1 day in advance.

Yes, both villas have a full kitchen. Please note that strong-smelling foods such as seafood, Durian, and Jackfruit are not allowed inside the villa.

Yes. We can arrange snorkelling, the 4-Islands tour, diving, kayaking, jungle treks, and more. Book via our website or ask us on arrival.

Kantiang Bay beach is a 5–7 minute walk from the villa. It is consistently voted the most beautiful beach on Koh Lanta.

Yes. Kantiang Bay has several excellent restaurants, beach bars, and a convenience store all within walking distance. No car or motorbike needed for daily basics.

Absolutely. Koh Lanta is one of the most family-friendly islands in Thailand — calm seas (especially November to April), no full-moon party scene, and plenty of nature-based activities.

The high season is November to April — dry, sunny, calm seas. May to October is the green season with occasional rain and fewer crowds. The villa is open year-round.
